Booking With Us

          Booking Loft404  gives you private exclusive access to 1, 2or all 3 of our unique ‘Wings’ totaling over 4,000 Sq.'  Both the North and South Wings are 1,500 Sq.' each, L-shaped in layout, and can be used separately or together via a private internal connecting door. Our new 1,000 Sq.' West Wing is an open-concept space with access to a freight elevator (no internal connecting door until February 2012). Each of our Wings can comfortably accommodate 50-70 people (45-60 seated) depending on the nature and details of the gathering.  

The North Wing is our largest space at over 1,500 Sq.’ with a 500 Sq.’ north-facing Main Studio, 1 semi-private 8’x12’ connected Blue Lounge, 2 private 8’x12’ rooms, 1 private Coatroom/Boutique, fully equipped Kitchen and a full Washroom. A key feature in this studio is a 12' Projection Screen for movies and eclectic props including a chair made of books and the front grill of a car.

The South Wing is our most eclectic of the spaces and is also 1,500 Sq.’ with a 500 Sq.’ south-facing Main Studio, 1 semi-private 8’x12’ Red Lounge, 1 private 8’x12’ private Coatroom, a fully-equipped Kitchen and a funky art-house Washroom.  This Wing also boasts a beautiful old piano.

The West Wing is our newest space since recently expanding. While the square-footage is the smallest at over 1,000 Sq.’, the open-concept of the space (with no division between the Kitchen and Studio) makes it most conducive for gatherings needing one large room. This Wing also accesses a freight elevator which leads to the back alley.

Single STUDIO / Single ROOM

       When our schedule permits, we occasionally welcome Guests interested in booking solely a single Studio or single Private Room.  This provides exclusive access to ONLY the booked room. Typically these are last-minute requests from students, artists, and those needing quick Wifi-equipped meeting space. We're most often able to accommodate during non-peak Monday to Friday daytime hours.

Alcohol (BYOB) & Food (BYOF)

          We welcome our Guests to bring their own food (BYOF) and welcome our responsible Guests *(of legal drinking age) to bring their own beverages (BYOB) to private gatherings.  Our service charge for BYOB & BYOF is $5 per Guest - negotiable for gatherings with many attendees.

* Sales of alcohol are NOT permitted under any circumstance.

* Adequate staffing is required for all events involving alcohol/many attendees.  Loft404 can provide all the services you’ll need including clean-up. 

* Guests providing their own staff require (a) additional 1-hour orientation to be added to their booked time (b) staff serving alcohol must provide their Smart Serve Certification # and be pre-approved by Loft404 in advance.

Loft404 Sales Commission – 25%

          With pre-approval we welcomes Guests to sell merchandise/goods/art at Loft404.  When appropriate, we also welcome Guests to pre-book the North Wing Boutique - equipped with hanging-rods, coat-hangers, mirror and change-corner.  Loft404’s commission on sales is 25%.
